The 0.602 hectare (1.49 acres) site is situated on the northern side of Beechwood Avenue within the Beechwood area of Runcorn approximately 100m off the A533 Southern Expressway which provides access to Junction 12 of the M56 Motorway via the A557

 

The site is subject to a Health and Safety Executive restriction that no development apart from an access road is allowed along the western boundary.

The requirement to provide a new site access from Beechwood Avenue reduces the net developable area to approximately 0.397 hectares (0.98 acres).

 

Planning status:

 

The site is covered by Halton Borough Councils’ Unitary Development Plan (UDP) which was adopted in 2005

On the UDP Proposals Map the site is identified as a Phase 2 Allocated Housing Site and subject to policy H1 of the UDP.

The UDP identifies the site as suitable for the development of up to 12 dwellings
