Developer selected for Croydon regeneration scheme

Barratt Developments has been chosen as the preferred development partner for the regeneration of Cane Hill, an 83 ha former hospital site in Coulsdon, Croydon.

Following the conclusion of the competitive selection process, Barratt will work with the Homes and Communities Agency (HCA) and Croydon Council to deliver a residential-led, mixed-use scheme that will integrate this derelict site with the surrounding area and strengthen links to Coulsdon town centre.

In addition to creating a new, sustainable community, Barratt will also be expected to support the evolution and completion of a masterplan framework for Cane Hill and Coulsdon town centre. According to the existing Planning and Development Brief, which was drawn up by the HCA and the Council, aspirations for Cane Hill include enhancement of the existing open spaces, provision of retail and business units, potential leisure uses and the delivery of around 650 eco-friendly, mixed-tenure homes.

Cane Hill is part of the HCA’s strategy to unlock the potential of previously used land for development. An excellent track-record in community engagement was also taken into account as part of the selection criteria. The HCA was advised by GVA throughout the Planning and Development Brief and developer selection process.

Councillor Jason Perry, Croydon’s cabinet member for planning, transport and sustainability, said:

“The appointment of a development partner is an important step forward in the plans to further regenerate the southern-most part of our borough. The Cane Hill site has had a chequered history and it’s great to see that plans will be moving forward to provide homes and business premises that will improve, add to and enhance Coulsdon town centre’s offering, and build upon the major regeneration work that has recently been completed.”

Once contracts are finalised, Barratt will work with the HCA, Croydon Council and the local community to complete the masterplan for Coulsdon Town Centre and Cane Hill. This document will assist in guiding the development of a planning application for Cane Hill. The planning application will contain more detail about the proposals for the site and will be worked up in tandem with the masterplan.
